The older homes have aging foundations with multiple cracks on their surface which allow water to penetrate through it. Majority of these homes need their foundations to be repaired and waterproofed to avoid consequential damages.

Importance of Basement Waterproofing

The substructure of a building consisting of foundations and basements should always remain dry which is only possible by its adequate waterproofing. If water finds its way to enter the substructure of a building it starts accumulating in it. Moisture accumulation can lead to many serious problems down the road and can considerably reduce the load-bearing capacity of buildings. In worst case scenarios, it can lead to structural failure of the foundations or basements whose repair will leave you penniless. That is why these problems should be dealt with in their early stages and the best way to deal with them is adequate waterproofing of external surfaces of the substructure.

Our Waterproofing Services

Absolute Draining & Plumbing makes sure that your drainage related problems are ended efficiently in their initial stages via perfect waterproofing of your basement and foundation and exterior. We ensure that your foundation is in proper condition, fully repaired, and protected from all risks by our two major services which are weeping tile installation and exterior foundation waterproofing.

Weeping Tile Installation

Weeping tile setup is an efficient way to drain excess moisture from the moist soil surrounding your substructure and is an essential setup for any waterproofing system.

Weeping tile system consists of a hollow pipe having multiple slits engraved on its surface. The pipe is buried near the foundations surrounded by gravel packing, the size of which is greater than slit opening. The whole assembly is then wrapped in a special landscaping or garden cloth which stops soil particles from blocking the gravel spacing and slit openings.

The pipe is also connected to a sewer system or a sump pump. As the moisture accumulated in the soil enters the system it drains off via the sewer system and thus cannot reach the substructure.

Many buildings located in Etobicoke still use the older weeping tile system employing clay pipes. These pipes are weaker in strength and most of them have already collapsed under pressure making the entire system useless for drainage. In such case, we have to replace the older version of the system with the new system by excavating the soil up to the foot of foundation.

If we are replacing the system, we also carry out waterproofing of the foundations because a building having collapsed weeping tile usually has deteriorated foundations.

Foundation Waterproofing

The foundation waterproofing process is mainly composed of two main steps; excavation and waterproofing of exterior surface of the foundation.

Once we have excavated the ground, we also inspect the weeping tile system to ensure it is not damaged and working properly. If needed, we replace it with a new system. Then we proceed to foundation repair and waterproofing.

We require a lot of space to place our digging and excavating materials. Most of the time we use excavator machines so as to ensure a high-quality rapid work. After we have removed the earth we check the excavated soil. Sometimes the soil contains too much debris, rocks, and dirt. Due to these contaminants, such soil is not suitable for backfilling so we remove it completely and fill the excavation with a different soil from some other source.

Sometimes, the foundations of a building may be too close to the foundations of a nearby building. In such cases, we carry out all safety precautions to safeguard not only you’re but also your neighbours’ properties. We clean everything from our work and just leave only a perfect waterproofed basement behind.

Substructure Waterproofing

The substructure waterproofing can end many drainage related problems like moisture accumulation, flooding of basements, worn out foundations once and for all.

For this purpose, we have to excavate the foundation and adjacent area and thus we will need your cooperation as well your neighbours’. But there is no need to worry since we are experienced in our work and execute all precautions to ensure the safety of your property along with adjacent houses. We use specialized excavators for this purpose, which work safely and rapidly.

After excavation, we apply a waterproof impermeable membrane to the exterior surfaces of foundation and basements in three parts.

  1. Cleaning of surface

The exterior surface is first thoroughly cleaned by scrubbing tools, brushes, and brooms to expose all worn out cracked areas. These areas should be treated to prevent the entrance of moisture in the building.

  1. Damp proof layer

Then we apply damp proofer chemicals to make the surface impermeable for the capillary action and penetration of water. We generally used black seal compound or tar for this purpose.

  1. Dam proof membrane

Lastly, we apply an impermeable sheet to the exterior surface of the foundation and basement. A special plastic sheet may just serve the purpose. This sheet prevents the contact of moist soil from the substructure thus stopping moisture from entering the building. Ultimately the water finds a way to weeping tile and gets drained out.

After we are done with waterproofing, we test the soil to check whether it is suitable to fill the excavation. It is done to discard contaminated soil which can deteriorate or corrode the plastic sheet. If found contaminated we arrange soil from some other source to fill the area.

We also install an extension of weeping tile above the ground to inspect or clean the weeping tile system in future. After that, we level the earth to return it to its original condition. We treat our customers’ valuable properties with respect and leave no mess behind due to our work. The only thing left by us is an efficient waterproofed substructure.

  • ★★★★★ They were very professional, quick and best priced draining and plumbing company I called. They were honest with what they saw in my basement plumbing and did not push to upsell any additional work. They gave great advice as to what to keep an eye out regarding my old plumbing in the future and I appreciated the honesty. They replaced my sewage piping from the stack to the edge of my property (big job) and were in and out of my house in a few days and cleaned up very well!

  • ★★★★★ Andy (the estimator) was terrific. Showed up exactly when he said he would and gave me (and my son) great advice on how to maintain the work they put in at our house. Crews were a little late on starting but stayed until the job was finished. What I thought was going to be a 2 - 3 day job (installation of a Back Flow Valve) was completed and inspected in 1 day! Will definitely use them again.
