Weeping Tile System

closeup of weeping tile showing slitsThe weeping tile installation is an effective way to reduce the moisture content of the soil which has already accumulated water in itself. The installation of this system is crucial for the proper waterproofing of a basement.

The system comprises of a hollow cylindrical pipe having pores or slits engraved on its surface. This pipe is installed near the affected foundation and is then enclosed by a layer of gravels. The size of gravels is kept greater than the slits so that the soil cannot block the slits. The gravel packing is then wrapped in a special cloth (garden/ landscaping cloth) to stop the soil from depositing in the spaces present in gravel. A sewer system or sump pump is also connected to the assembly.

When the moisture present in soil enters the weeping tile system, it passes through the layers and enters the hollow pipe. From here the water gets drained out via pump instead of accumulating in the soil and causing flooding in the basement. This setup can be easily installed at any location and works efficiently to drain excess moisture from the soil.

Majority of homes in Oakville that had been standing for decades uses an older weeping tile system employing clay pipes. These clay pipes are relatively weaker as compared to latest pipes. The process of waterproofing is done in three steps as follows:

  1. Cleaning

Firstly the exterior surface of foundation or external basement walls is cleaned and scrubbed by means of cleaning tools such as brushes or brooms. It is done to facilitate the process of finding the areas that are cracked or need to be repaired to stop moisture from accumulating into foundation and basement.

  1. Waterproof layer

Next, we apply a coat of waterproof layer to the exterior surface of substructures to stop water from entering and accumulating into foundation and basement. The commonly used waterproofing material for preventing dampness is Blue Seal or tar.

  1. Waterproof membrane

Lastly, we use a plastic sheet to cover the external surfaces of foundation and basement which are in contact with moist soil. The plastic sheet serves as a barrier between moisture and the substructure of the building allowing water drainage towards weeping tile. It also prevents the damage caused to substructure by its contact with the debris and contaminants present in the soil.

After waterproofing, we back fill the removed soil. If the soil is contaminated by debris, rocks or other materials then we permanently remove that soil and bring soil from another place. After we have backfilled the soil we level the ground and clean everything.
